Asus p4p chipset temp

Hi just wondering what everyone mb temperature rand im running 35 for my cpu and 38 c for the chipset. That chipset tems seems really high. It will go upto 45 when running sandra. What you guys getting.

Chipset Temps
33c Full load (with 40mm fan)
35c Full load (no fan) - not really worth having a fan on

This has been lapped plus AS3
Ambient room temp 21-22c

Worst thing is the temps were under 30c before I messed with it! Doh! Reseated it several times, still cant get it lower
