okay 2 aspects....
1. What fan should I use with it?
2. NOTE 1 : Special care must be taken when installing the 8045 on these motherboards. There are two surface mount components on the backside of the motherboard, close to the motherboard hole. When installing the standoffs, make sure the nut is not touching these components. Tighten by turning the standoffs while holding the nuts in place. Do not allow the nylon nuts to turn, or these components could be damaged. Please see Photo for reference.
I am confused by what that is saying, could someone clear that up for me? :(

1. any 80mm fan would do but a 80mm delta 69CFM would be best
2. make sure the nut is not touching you mobo because it is conductive, when you tighten the standoffs/nuts make sure you dont hold it by the washers
If you want maximum performance the 80mm Delta 69cfm is the way to go. You'll need a tops fan to keep up with high performance heatsink like that.
And overclocker mentioned what option #2 was..
Just be careful.

1. if you don't hold it by the washer, how on earth do you tighten it?
2. Is that the back or front of the motherboard?
3. If it's the back, how on earth is this bad boy going on?! I'm kinda worried that this is a big job, and wondering if the holes are already there etc

Thanks for the word Rob, things will be sorted out within the next months I have to work hard at it.
Thats the back of the motherboard as you see the Socket Pins coming out.
The rest of the answers I currently don't know.

one thing you could do is super glue the nylon washer to the back of the board so it cant turn.
