Does a commerical phase change system need regular top ups of coolant or any other regular maintenance or are they fairly hassle free?

afaik....they are hassel free. You will only need to add cooant if you spring a leak.

Don't break it, and it should last a long time. Most will last 5-10 years easily.

It requires virtually no maintenance.

Blow the dust off the condensor when it get dusty.
