CoreTemp is the most accurate your gonna get for 65nm, coretemp/realtemp both read from the same place but have difference tjmax's, which are changable in both programs.

Temperature monitoring on CPUs is not accurate.

What is Tjmax? Thermal Junction? But what does it mean / for?
