Did you try a older version of cpuz as the new one is not playing well as beepbeep pointed out. You need to go and download the older version to double check, there's a version history on the cpuz web page, so you can pick which version you need

Yes I did and its reading correctly now. Memory timing is still 9-9-9-24 but I can live with that for now.
